1. Types of Properties Accepted for Listing

FSRE accepts various types of properties including:

  • Land (SHM Certificate, HGB, SHP / Right to Use Certificate)
  • Residential houses & villas
  • Apartments & condominiums (strata title)
  • Commercial shops, offices & retail units
  • Warehouses & factories
  • Hotels, resorts & commercial properties
  • Pre-sale & primary developer projects

ℹ️ Note: FSRE only accepts selected properties in prime, strategic, or confidential categories.

2. Required Documents for Listing

A. Indonesian Citizens (WNI / Local Owners)

  • Copy of ID Card (KTP) & Tax ID (NPWP)
  • Ownership certificate (SHM, HGB, or SHP)
  • IMB/PBG (Building Permit / Construction Approval), if available
  • Latest Land & Building Tax (PBB)
  • Recent property photos

B. Foreign Owners (WNA)

  • Copy of Passport & KITAS/KITAP
  • Proof of ownership legality (SHP / Right to Use Certificate or via PT PMA with HGB)
  • Land use permit or leasehold agreement
  • Latest Land & Building Tax (PBB)
  • Recent property photos

C. Developers

  • Company legal documents (Deed of Establishment, NIB, Business License)
  • Land/project ownership certificate (SHM/HGB)
  • Development & planning permits (PBG/IMB, site plan)
  • Brochure, masterplan, and project specifications
  • Pricing structure & payment scheme

D. Partner Agencies / Licensed Agents

  • Company/agency profile & license (NIB/SIUP)
  • Co-broking agreement signed with FSRE
  • Complete listing details (address, land/building size, price, photos, ownership status)
  • Agreed commission structure
3. FSRE Listing Process

Property Registration: Owner, developer, or agency contacts FSRE via office or online form. Submit identity & ownership documents.

Document Verification & Property Survey: FSRE team checks legal documents & property status. On-site survey & professional photo/video documentation.

Listing Agreement: Signing of Exclusive or Open Listing Agreement. Commission terms → Contact Us.

Marketing & Promotion: Property published on FSRE portal, official website, social media, international networks, and buyer database. Investment-worthy properties may be presented as a package for global investors.

Negotiation & Transaction: FSRE assists in negotiation. Partner notary/PPAT ensures transaction legality.

4. Fees & Commission

  • Optional marketing packages: FREE & PAID (video, drone shots, staging, etc.)

💡 Note: No upfront cost to list your property. Commission only payable upon successful sale or lease. Marketing remains free if property sells via another channel.
