FSRE Transaction Flow

1. Property Registration & Listing

Owner/Developer/Agent submits property listing with complete legal documents, identification, and property details.

FSRE Verification:

  • Legal compliance check (SHM Certificate, HGB, SHP / Right to Use Certificate)
  • Property site survey and professional photo/video documentation

Listing Approval:

FSRE ensures the property meets listing criteria. Property is published on FSRE portal, official website, social media, and international networks.

2. Marketing & Promotion

Targeted campaigns through online portals, social media, email, and FSRE network partnerships:

  • Authorized local & international agents
  • Official local & international property companies
  • Dedicated personal marketing networks
  • Special promotion for investment-grade properties

FSRE screens and identifies potential buyers/tenants.

3. Inquiry & Buyer/Tenant Negotiation

Initial Contact: FSRE introduces potential buyers/tenants to the property.

Negotiation Assistance: FSRE mediates price, terms, and conditions between parties. Legal consultation is provided if needed.

4. Transaction Agreement
  • Sales → Drafting and signing of Sales & Purchase Agreement (SPA/PPJB) with notary support.
  • Rental → Drafting and signing of Rental Agreement (annual/long-term).

FSRE ensures all legal and regulatory requirements are fulfilled.

5. Payment & Escrow

FSRE coordinates payments according to the agreement via bank transfer, escrow, or other secure channels. Ensures funds are safely received by the seller/property owner.

6. Handover & Ownership Transfer
  • Sales → Notary/PPAT facilitates transfer of SHM/HGB/SHP to the buyer.
  • Rental → Handover of keys and property documents to the tenant.

FSRE monitors fulfillment of all contractual obligations.

7. Post-Transaction Support
  • Legal follow-up if necessary (guidance, coordination, advice, or recommendations)
  • Property or rental management support if requested

FSRE keeps transaction records for reference and future services.

💡 Important Notes
  • All transactions are handled professionally, transparently, and in accordance with Indonesian law.
  • For foreign buyers, ownership must comply with SHP / HGB regulations through a PT PMA; SHM cannot be held directly by foreigners.
  • FSRE ensures commission is only charged upon successful completion of the transaction.
